The Boise Idaho area is providing many opportunities for investors. We are seeing a lot more tenants get into the marketplace, for obvious reasons - people that cannot afford financing and that is creating a little bit of a surge in rental prices. Just small right now, but we expect that to increase over the next few years. Prices are down. There are some great values to be had. In fact, you may have a CD that is performing at two percent at the most. Why not get a much more significant return in a long-term investment such as real estate.

Today I wanted to talk to you about the recession.

 

We have a saying around my office, “A Recession is a Terrible Thing to Waste”.

 

By that I mean, there is a lot of opportunities that are created in a recession.  The average length of a recession is twelve to twenty-four months and by all standards we have been in one for a year, so it is very likely that we are halfway through.  Hopefully, on the tail end of this thing – to be coming out in the next year.  So right now, there are some great opportunities.  I want to touch on three of those.

 

The first one is, first time buyers.  Many of you know, have friends or family members that have not purchased a home.  Now is a great time for them to do that.  Financing is readily available with low down payments.  In fact, there is even a tax credit available,

up to $7,500 for first time homebuyers and in many instances that will pay for their down payment.

 

Two, would be if you were thinking of moving up.  Now you may be thinking, “Gosh, moving up?  Darrin, we can’t sell our property, it’s not worth as much as it was.  In fact, we were losing some money on it.”  I am going to tell you that is a good thing.  Here is why.  If we are buying up, the discounts are greater the higher up the price point we go.  We may lose fifty on the sale of your property but make a hundred and fifty on the purchase.  Remember after every recession there is a boom time that typically lasts about six years.  So you have six years of appreciation to regain all of those perceived losses in a higher price point.

 

And the third opportunity is investing.  We are seeing a lot more tenants get into the marketplace, for obvious reasons - people that cannot afford financing and that is creating a little bit of a surge in rental prices.  Just small right now, but we expect that to increase over the next few years.  Prices are down.  There are some great values to be had.  In fact, you may have a CD that is performing at two percent at the most.  Why not get a much more significant return in a long-term investment such as real estate.
